Poseidon Group continues progression of 3Z London Residential platform

Construction underway at Blythe Terrace, Brook Green, London W14

Poseidon Group today commences construction on Blythe Road, West London, as part of its 3Z (Triple Zone) London residential property investment platform.

The Group is investing equity of up to GBP 80m across zones one to three of central London, which includes converting public houses, hotels, guest houses and offices into value-added residential property.  3Z provides an opportunity to invest in assets which deliver short-to-medium term low-risk returns through acquiring, refurbishing, redeveloping and selling well-managed investment projects.

Renamed Blythe Terrace, the property at Blythe Road was former public house The Old Parrs Head which dates from the 1800s and included four storeys over basement with terraces to the two road frontages and a beer garden to the rear.

The new Blythe Terrace property will comprise two luxury duplex apartments with gardens and terraces, and three lateral apartments with terraces with a total of 5,900 sq ft GIA.
Other projects on the platform include:  Montague Villas, a vacant 1990s care home providing 4,315 sq ft GIA over three storeys aimed at creating six family houses with front parking and rear gardens reflecting in total 14,100 sq ft of NSA; and, Filmer Mews, former offices and design studios, which will comprise six period mews houses in a gated development with cobbled paving and private parking with over 18,100 sq ft of NSA.
