{"id":2653,"date":"2017-03-01T16:27:42","date_gmt":"2017-03-01T16:27:42","guid":{"rendered":"http:\/\/poseidon-gp.com\/property\/?p=2653"},"modified":"2017-03-01T16:27:42","modified_gmt":"2017-03-01T16:27:42","slug":"london-house-pricesa-third-of-sellers-have-reduced-asking-prices-but-theres-still-huge-demand-for-homes-at-the-right-price","status":"publish","type":"post","link":"https:\/\/poseidon-gp.com\/property\/london-house-pricesa-third-of-sellers-have-reduced-asking-prices-but-theres-still-huge-demand-for-homes-at-the-right-price\/","title":{"rendered":"London house prices:a third of sellers have reduced asking prices, but there&#8217;s still huge demand for homes at the right price"},"content":{"rendered":"<p>Almost 30 per cent of <a href=\"http:\/\/www.homesandproperty.co.uk\/topic\/london\">London<\/a> homes are being advertised for sale with reduced asking prices, while realistically valued houses and flats are being sold within just 71 days.\u200b<\/p>\n<p>A new report shows that in some parts of the capital a third of sellers have trimmed prices, with more asking prices reduced in <a href=\"http:\/\/www.homesandproperty.co.uk\/topic\/west-london\">west London<\/a> than any other part of the capital in a price-sensitive market.<\/p>\n<p>While the data doesn&#8217;t take into account the number of asking prices corrected by estate agents within the first few days of being listed, Rightmove released a report this week warning <a href=\"http:\/\/www.homesandproperty.co.uk\/property-news\/buying\/london-house-prices-suffer-biggest-fall-for-six-years-new-report-is-a-warning-to-sellers-not-to-a108236.html\">sellers that they could pay dearly for over-pricing homes<\/a>.<\/p>\n<p><strong>West London<\/strong><br \/>\nIn the past 10 years, lack of stock and high demand has pushed up housing prices across the capital, while in west London the &#8216;<a href=\"http:\/\/www.homesandproperty.co.uk\/topic\/crossrail\">Crossrail effect<\/a>&#8216; has particularly boosted prices, as buyers sought to invest in areas due to benefit from the high-speed link to central London.<\/p>\n<p>&#8220;Prices in areas such as Ealing have risen so much due to Crossrail that they couldn&#8217;t possibly carry on going up at the same rate. We now may be starting to see buyers push back a little as they feel prices have reached unaffordable levels,&#8221; says Alex Gosling, CEO of online estate agents <a href=\"http:\/\/www.housesimple.com\/\" target=\"_blank\" rel=\"nofollow\">HouseSimple.com<\/a>, which provided the data.<\/p>\n<p>Buyers are particularly cautious because of a combination of market uncertainty and last year&#8217;s stamp duty increases. In recent years, buyers and sellers relied on a market where prices were almost guaranteed to rise by around 20 per cent in a year, but that is no longer the case.<\/p>\n<p>Reduced asking prices are in part a natural correction of a market which is catching up with a slower pace of growth than in recent years.<\/p>\n<p><strong>Richmond<\/strong><br \/>\n<a href=\"http:\/\/www.homesandproperty.co.uk\/topic\/richmond\">Richmond<\/a> has suffered the largest number of cuts, with almost 37 per cent of listings reduced in price.<\/p>\n<p>Richmond upon Thames was named as <a href=\"http:\/\/www.homesandproperty.co.uk\/property-news\/richmond-upon-thames-named-the-happiest-place-to-live-in-london-a103706.html\">the happiest place in the capital<\/a> last year, with residents being among the healthiest and wealthiest in the country. House prices average \u00a3643,000, a modest 0.4 per cent rise on last year, according to the <a href=\"http:\/\/www.homesandproperty.co.uk\/property-news\/house-prices-across-england-are-rising-faster-than-in-london-for-the-first-time-since-the-2008-a108091.html\">latest government house price report<\/a>.<\/p>\n<p>Paul Price, manager of estate agents <a href=\"http:\/\/www.hamptons.co.uk\/\" target=\"_blank\" rel=\"nofollow\">Hamptons International<\/a> in Richmond, says: &#8220;There&#8217;s been a shortage of good quality properties for the best part of two years and the strategy for some estate agents trying to secure instructions is to over-price homes. So we&#8217;re not necessarily seeing a fall in values, but more realistic asking prices.<\/p>\n<p>&#8220;The Richmond market is bulletproof, there&#8217;s a huge underlaying demand for property at the right price.\u201d<\/p>\n<p><strong>Hammersmith and <\/strong><strong>Fulham<br \/>\n\u200b<\/strong>A similar 36 per cent of sellers have dropped their asking prices in neighbouring Hammersmith and Fulham, the second highest in the capital.<\/p>\n<p>However, the average sale price has also dropped in the area from \u00a3772,000 to \u00a3756,000 over the past year.<\/p>\n<p>&#8220;<a href=\"http:\/\/www.homesandproperty.co.uk\/topic\/fulham\">Fulham<\/a> has always been very City-orientated in terms of buyers, and the mood of the market reflects the mood of the City fairly accurately,\u201d says Hamptons branch manager, Robert Stewart. &#8220;People are more nervous about the future because there&#8217;s a lot going on in the world.&#8221;<\/p>\n<p><b>Hounslow<\/b><br \/>\nAs one of London&#8217;s cheapest boroughs, Hounslow should be in fairly high demand, with buyers looking for more affordable options.
