{"id":2059,"date":"2016-10-19T15:12:48","date_gmt":"2016-10-19T15:12:48","guid":{"rendered":"http:\/\/poseidon-gp.com\/property\/?p=2059"},"modified":"2016-10-19T15:12:48","modified_gmt":"2016-10-19T15:12:48","slug":"long-term-commitment-will-transform-uk-residential-market","status":"publish","type":"post","link":"https:\/\/poseidon-gp.com\/property\/long-term-commitment-will-transform-uk-residential-market\/","title":{"rendered":"Long-term commitment will transform UK residential market"},"content":{"rendered":"<p class=\"p1\"><span class=\"s1\">MIPIM UK NEWS:\u00a0<\/span><span class=\"s1\">The most transformational aspect of the PRS is its long-term commitment, says Dan Batterton, fund manager at L&amp;G.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Speaking at a MIPIM UK session looking into whether the transformational potential of the UK PRS had been overstated, Batterton said: \u201cFor a long time the residential sector has suffered from a short-term, fragmented view.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u201cSo looking at longer-term timescales, we end up challenging everything, hopefully.\u201d<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Michael Howard, managing director at Urban Bubble, which has just won the instruction to manage Media City in Manchester, said transformation was a pretty strong word, but changes were happening.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">He said previously, future management of blocks had never been thought about at the planning stage.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Bruce Ritchie, chief executive\u00a0of Residential Land, said there needs to be more effort in convincing housebuilders to design future schemes for both the rental and sales markets, which would give more options later on, notably if the sales market is weaker. \u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">The potential for the PRS to change the perception of renting was also looked into.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Howard added that renting should not be a stigma: \u201cWe all recognise that cultures have changed \u2013 renting your product, whether music or film, taxis or apartments, that is the norm now.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u201cWhat we have found from surveying residents is people still want to own property eventually, but they also accept they want to live in the city centre and that is more valuable to them at the moment in their lives.\u201d<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>MIPIM UK NEWS:\u00a0The most transformational aspect of the PRS is its long-term commitment, says Dan Batterton, fund manager at L&amp;G.
