{"id":2014,"date":"2016-08-18T13:47:31","date_gmt":"2016-08-18T13:47:31","guid":{"rendered":"http:\/\/poseidon-gp.com\/property\/?p=2014"},"modified":"2016-08-18T13:47:31","modified_gmt":"2016-08-18T13:47:31","slug":"duke-of-westminster-testing-times-for-9bn-property-empire","status":"publish","type":"post","link":"https:\/\/poseidon-gp.com\/property\/duke-of-westminster-testing-times-for-9bn-property-empire\/","title":{"rendered":"Duke of Westminster: Testing times for \u00a39bn property empire"},"content":{"rendered":"<p>Over more than three centuries, the Duke of Westminster\u2019s family holdings have survived some of the most severe stress tests imaginable: multiple wars, a score of wrenching recessions and a couple of dozen market collapses.<\/p>\n<p>Yet as countless far smaller and less wealthy dynasties can attest, no conflict, depression or crash can compare to the trauma that succession can sometimes inflict. The sudden death last week at age 64 of Gerald Cavendish Grosvenor, the sixth duke, not only hands the title and the estate to his 25-year-old son, Hugh. It also brings the latest test of durability for a massive property empire founded on 300 acres of land and property in west London that the late duke helped to modernise, and which underpins the white-stucco fa\u00e7ades of Mayfair, Belgravia and beyond.<\/p>\n<p>After some years in which he travelled widely, drove cars fast \u2013 crashing frequently \u2013 and struggled to come to terms with a fortune that stands at more than \u00a39 billion( \u20ac10.3bn), Gerald sought to understand the property business his ancestors had built.<\/p>\n<p>Swampy London land<br \/>\nSeeded by an arranged marriage in 1677 between Sir Thomas Grosvenor and Mary Davies, 12-year-old heiress to 500 acres of swampy farmland west of the capital, the estate was laid out and developed by the family in the 1700s. It includes some of London\u2019s most exclusive addresses, such as Chester Square (where Lady Thatcher lived), Grosvenor Square, site of the US embassy, the freehold of which family trustees refused to sell to the US, and such well-known London locations as the Beaumont Hotel and the Gagosian Gallery.<\/p>\n<p>Hugh Grosvenor, the new Duke of Westminster, inherits a professionalised business. When his grandfather died in 1979, London was reeling from the property crisis of the early 1970s. The estate was still paying off an \u00a311 million death duty bill \u2013 \u00a3200 million in today\u2019s terms \u2013 left on the death in 1953 of the second duke, known as \u201cBendor\u201d, who was described as a mixture of Henry VIII and Lorenzo de\u2019 Medici.<\/p>\n<p>\u201cTo put it mildly, we had a bit of a problem,\u201d the sixth duke told the Financial Times in 2004. \u201cTed Heath [then Conservative prime minister] managed to yank inflation up to 26 per cent and then we had the miners\u2019 strike and the fuel crisis.\u201d<br \/>\nJimmy James, executive trustee of the estate, had to fly to Canada on a regular basis \u201cjust to keep that business afloat while our home base was leaking like a sieve\u201d, he said.<\/p>\n<p>It is only one of many crises the Grosvenor family estate has survived \u2013 often thanks to the enduring, and appreciating, value of its London investments.<br \/>\n\u201cWhen London became Europe\u2019s largest city in the 18th century, the expenditure was enormous and that\u2019s how some of these families got into difficulty. To be fashionable, you had to have the latest Chippendale furniture, the latest chandeliers and carriages,\u201d says Alex Werner, the Museum of London\u2019s head of history collections.<\/p>\n<p>In the 1770s, one Lord Grosvenor had run up debts of \u00a3150,000 maintaining a Newmarket racing stable, as well as his Cheshire estate, and making payments to his estranged wife.<\/p>\n<p>Advised by his agent to sell all except the 100 acres of Mayfair and Belgravia, he prevaricated long enough to be rescued by increasing income from the London holdings.<\/p>\n<p>Other landed estates benefited from 400 years of relatively flat English land values until the second world war, according to Simon Pring, head of the estates team at Farrer &amp; Co.<\/p>\n<p>But some relatively passive, rent-collecting businesses have become quasi-multinationals, developing and managing properties worldwide. With its expansion into 60 cities, Grosvenor Group \u2013 the holding company for the Duke of Westminster\u2019s property \u2013 has become one of the most successful.<\/p>\n<p>\u201cLanded estates obviously had a massive amount of historical good luck, but good luck without hard work is a dead end,\u201d says Bruce Dear, a real estate partner at Eversheds, the law firm.<\/p>\n<p>The late Duke of Westminster: one person who dealt with Grosvenor Group said \u201cit was the sign of a good leader that they appoint really clever people\u201d.<br \/>\nShrewd succession and tax planning helped the late duke to avoid further punitive death duties when his father died. But Gerald and his advisers also built on a long-established trustee structure put in place after Lord Grosvenor\u2019s gambling-fuelled flirtation with disaster. They delegated operating responsibility to a series of executives, reducing the possibility that a future playboy duke might wreck everything.<br \/>\nVel\u00e1zquez, Stubbs and Rembrandt<br \/>\nToday the estate is divided into the Grosvenor Group, which manages \u00a313.1 billion of mainly urban real estate \u2013 including assets run for third parties \u2013 and employs 567 people; Wheatsheaf, which invests in agricultural and renewable energy businesses; and the family office, which employs another 470 people and manages rural estates in the UK and Spain, plus other interests such as fine art. The family art collection includes works by Vel\u00e1zquez, Stubbs and Rembrandt.<br \/>\nThe property division directly owns 1,550 properties, with a speciality in urban regeneration. Overseas, they include shopping centres in Vancouver, Stockholm and Shanghai, and luxury developments in Hong Kong and Tokyo.<\/p>\n<p>The late duke\u2019s influence was evident in riskier business decisions, such as Grosvenor Group\u2019s backing for the \u00a31 billion Liverpool One shopping centre, which opened in 2008 and, in the words of one industry figure, \u201cwould have probably bankrupted a lesser firm\u201d. One of the duke\u2019s choices for Desert Island Discs was the song Ferry Cross the Mersey. Without his \u201cpersonal commitment and faith in Liverpool\u201d, it was unlikely the complex would have been built, says Richard Kemp, a Liberal Democrat councillor in Liverpool.<\/p>\n<p>Benign ducal oversight cannot insulate Grosvenor Group from business realities, however. In its 2015 annual review, the group\u2019s research director warned it was entering \u201ca key period of large-scale change across a range of fronts\u201d and that global real estate returns were \u201cpast their peak for the current cycle\u201d and \u201cincreasingly susceptible to even small shifts in sentiment\u201d.<\/p>\n<p>Modern management of the business has served the duke\u2019s family well. His wealth grew from \u00a36.5 billion in 2009 to \u00a39.4 billion this year, according to Estates Gazette, helped by a focus on what were some of the fastest-appreciating areas of the capital and attention to detail.<\/p>\n<p>Careful tax planning is likely to protect Hugh Grosvenor from the inheritance tax burdens his predecessors struggled with, and his father\u2019s work in professionalising the business will relieve him of any need to micromanage Grosvenor Group.
