{"id":1250,"date":"2015-06-19T08:10:17","date_gmt":"2015-06-19T08:10:17","guid":{"rendered":"http:\/\/poseidon-gp.com\/property\/?p=1250"},"modified":"2015-06-19T08:10:17","modified_gmt":"2015-06-19T08:10:17","slug":"the-rise-of-super-prime-westminster-four-homes-hit-the-market-with-20-million-plus-price-tags","status":"publish","type":"post","link":"https:\/\/poseidon-gp.com\/property\/the-rise-of-super-prime-westminster-four-homes-hit-the-market-with-20-million-plus-price-tags\/","title":{"rendered":"The rise of &#8216;super-prime&#8217; Westminster: four homes hit the market with \u00a320 million-plus price tags"},"content":{"rendered":"<div class=\"field field--name-field-luxury-intro field--type-text-long field--label-hidden\"><span class=\"first-word\">FOR <\/span>the first time ever, four homes are for sale in Westminster with asking prices of more than \u00a320 million, reflecting the growing status of this &#8220;super-prime&#8221; London borough.<\/div>\n<div class=\"field field--name-field-luxury-body field--type-text-with-summary field--label-hidden\">\n<div class=\"field__items\">\n<div class=\"field__item even\">\n<p>The uber-luxurious homes range in price from \u00a321 million to \u00a325 million and\u00a0cement the borough&#8217;s reputation as a rival to Kensington and Chelsea.<\/p>\n<p>Two of the\u00a0properties are converted from offices\u00a0into family homes of Georgian-style grandeur, and sit side by\u00a0side\u00a0in\u00a0Old Queen Street.\u00a0<a href=\"http:\/\/www.hathaways.co.uk\/westminster-properties\/for-sale\/period-houses\/26-old-queen-street-1922.aspx\" target=\"_blank\" rel=\"nofollow\">Number 26<\/a>,\u00a0a\u00a0six-bedroom, eight-storey townhouse with a lift serving all floors and a\u00a0duplex master\u00a0suite, is on the market for \u00a321 million. Its neighbour, number 28, is expected to achieve a similar figure.<\/p>\n<p>&#8220;The office-residential change is a key trend of the area that is helping to recreate a village feel and bolster prices,&#8221; says\u00a0Kirsty Sugden from estate agents Hathaways.<\/p>\n<p>\u201cThere is pressure on good-quality family homes in central London and, as a result, buyers now look outside\u00a0of the golden triangle of Knightsbridge, Chelsea and Mayfair. Houses in Westminster are grand and spacious\u00a0with fantastic architecture and situated in a very central location.\u201d<\/p>\n<p>Westminster is the second most expensive area to buy property in London &#8211;\u00a0behind only Kensington and Chelsea &#8211;\u00a0and\u00a0has seen growth of 6.4 per cent over the last year. Yet\u00a0the average property price for the borough is still far from \u00a320 million, currently standing at \u00a3990,896.<\/p>\n<p>The third of the \u00a320 million-plus properties, this time with\u00a0a \u00a325 million price tag, is located in Queen Anne\u2019s Gate &#8211; a street that is being\u00a0restored to its residential roots following decades of domination by office buildings. <a href=\"http:\/\/search.savills.com\/property-detail\/gbsshsslh140084\" target=\"_blank\" rel=\"nofollow\">Queen Anne House<\/a> is a Grade\u00a0I-listed, five-bedroom home that has recently undergone extensive refurbishment and restoration.<\/p>\n<p>Properties around &#8220;Queen Anne\u2019s Village&#8221;\u00a0&#8211; as the locale is commonly known &#8211; \u00a0are popular with British buyers for\u00a0the tucked-away location, but also with Americans and Europeans who appreciate the imposing and\u00a0impressive architecture,\u00a0says Sugden.<\/p>\n<p>&#8220;For 1,000 years, since Westminster Abbey was built, Westminster has been the heart of political and cultural life in Britain and is synonymous with anything that could be regarded as archetypal for London,&#8221; she adds.<\/p>\n<p><a href=\"http:\/\/www.hathaways.co.uk\/westminster-properties\/for-sale\/period-houses\/mulberry-house-smith-square-sw1p-7918.aspx\" target=\"_blank\" rel=\"nofollow\">Mulberry House<\/a> completes the quartet. A Grade II-listed building by renowned architect Sir Edwin Lutyens, the property offers 11,720sq ft of living space, with seven bedroom suites and staff accommodation &#8211; for\u00a0\u00a325 million.<\/p>\n<p>\u201cIt could be argued that Westminster offers the widest range and most varied profile of property in London, from small, purpose-built flats to quintessential Victorian townhouses and stunning St James\u2019s Park Mansions,&#8221; says\u00a0Noel de Keyzer, from\u00a0estate agent\u00a0Savills in Sloane Street.<\/p>\n<p>A more affordable redevelopment to watch out for is 55 Broadway, the former Transport for London base overlooking St James\u2019s Park, which is set to be transformed into a residential block with family-size homes.<\/p>\n<\/div>\n<\/div>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>FOR the first time ever, four homes are for sale in Westminster with asking prices of more than \u00a320 million, reflecting the growing status of this &#8220;super-prime&#8221; London borough.
